BASIX, or Building Sustainability Index, is a NSW Government requirement for all new residential developments and alterations over $50,000. A BASIX Certificate is required as part of the planning process for all development applications including;
New dwellings from houses through to multi-unit residences
Alterations and additions of $50,000 or more in value
Swimming pools and/or outdoor spas with a water capacity of 40,000 litres or more.
Buildings are assessed to ensure they are thermally, energy and water efficient. The sustainability of the proposed development is compared to BASIX targets which are based on a benchmark average for NSW.
NatHERS – thermal energy assessment
A NatHERS thermal energy assessment is often used for the thermal section of BASIX for new dwellings. To prepare this we’ll run a computer simulation of your development using the latest thermal performance software. Your home will be modelled according to aspect, room layout, orientation, window design, breezes and building construction. Results are produced on a room by room basis and assessed in relation to the local climate. They show any areas requiring improvement and the overall star rating (out of a maximum 10 stars).
The star rating shows how well your home maintains a comfortable temperature year-round and the amount of energy needed to maintain a comfortable home.
We’ll provide you with a range of cost effective solutions and recommendations for either meeting energy requirements or maximizing thermal performance.
Here’s what you’ll receive
You’ll receive a BASIX Certificate and, depending on the thermal modelling technique used, a NatHERS Certificate and stamped set of plans for your development which show it meets the thermal, energy and water targets. These documents will be required as part of your submissions to council.
